Market Update

Home sales increased, year-over-year, by 59.1% in January. This is the seventh month in a row that homes sales have been up, compared to the year before. The 59.1% was also the largest increase in the past seven months.

Sales continue to be concentrated in the lower-priced cities such as San Jose where year-over-year sales were up 108.2%, and Gilroy where sales were up 269.2%.

The median price for single-family, re-sale homes dropped 12.4% from December, and was off 39.6% year-over-year. The average price fell 13.7%, month-over-month, and was down 43.5% compared to January 2008.

There was some good news with inventory, which was down 19.4% year-over-year.

The sales price to list price ratio fell 0.07 of a point to 97.21%.

Condo sales were down 29.3% from December, but managed to eke out a 2.8% increase compared to last January.

The median price for condos was also down sharply last month, dropping 12.7% from December, and it was off 43.7% compared to last January. The average price fell 15.1%, month-over-month, and was down 40.7% compared to January 2008.

Condo inventory was down 14.5% year-over-year.

The

Although sales of single-family, re-sale homes were down 1.2% for the year, there was a lot of momentum in the second half of the year.Home sales increased, year-over-year, in the last six months of 2008. Momentum that should carry over into 2009.Prices took a hit last year but should start bottoming out in the first half of this year.For the month of December, sales of single-family,
re-sale homes in Santa Clara County were up 38.8% compared to last year. Month-over-month, sales were up 6.8%. Sales continue to be concentrated in the lower-priced cities such as San Jose where year-over-year sales were up 80.6%, and Gilroy where sales were up 186.7%. It’s interesting to note that sales in Palo Alto, a very high priced area, were up 100%. Prices actually showed some improvement in December. The median price was down a paltry 0.2% from November, and off 36.3% year-over-year. The average price actually rose for the first time in fifteen months, gaining 3.6% month-over-month, down 34% compared to last December.Inventory crept upward last month, rising 1.9% from November, and up 11.5% compared to December 2007.The sales price to list price ratio rose 0.1 of a point to 98.9%.Condo sales rose for the second month in a row, gaining 9.5% from November, and, surprisingly, were up 1% year-over-year.The median price for condos was flat month-over-month, but was off 38% compared to last December. Market Update

Sales of single-family, re-sale homes in Santa Clara County were up 24.4% in November compared to last year. Month-over-month, sales fell 23.9%. Sales continue to be concentrated in the lower-priced cities such as San Jose where year-over-year sales were up 72.7%, and Gilroy where sales were up 163.2%. Year-to-date, home sales are off 3.6%. Home prices continue to be affected by the bank-owned property that has flooded the market. The median price continued to slide, down 6.9% from October, and off 40% year-over-year. Inventory dropped 9% from October, down 4.6% compared to November 2007. The decline in home sales from the month before combined with the rise in inventory sent the Days of Inventory indicator up 59 days to 216 days. The sales price to list price ratio dropped 0.4 of a point to 97.4%. Condo sales fell 32% from October, down 19.6% year-over-year. The median price for condos fell 17.1% month-over-month, and was off 41.2% compared to last November.

Real estate in Mountain view

Located in Santa Clara County, the picturesque city of Mountain View is bound by Palo Alto in the northwest, Los Altos in the southwest, Sunnyvale in the southeast, and the San Francisco Bay in the northeast. Real estate sales

I have been working on several Short Sale listings over the past few months (a Short Sale is where Seller owes more than the market value of the property, with the bank accepting less than payment in full at close of escrow). Successful negotiation of a short sale requires complete documentation from the seller, including a documented hardship. If the short sale 'package' being submitted to the lender(s) is incomplete, the lenders may never respond to the short sale. It also requires ongoing communications with the banks. I continue to be encouraged at how much many lenders are willing to reduce the loan balances in a short sale in order to avoid a foreclosure. If you know someone who is having financial challenges and may be thinking about just letting the bank foreclose on the property, I would highly recommend that you have them contact me. Life in Almaden Valley

January 24th, 1848 witnessed a milestone in American history. It was on this day that James Sutter discovered gold in California, leading to the infamous California Gold Rush. One particularly important neighbourhood in the events that led to the influx of people from other parts of the country was Almaden Valley. Located near Los Gatos, and Santa Teresa, Almaden Valley had a number of mercury deposits and mines, which were important in the mining of gold, and have since been closed down and been converted to the Almaden Quicksilver County Park.

A great place to settle down in

San Jose is the tenth largest city in America and also the hub of activity in the Silicon Valley. However, in the race to keep up with the leading cities of the world in terms of growth and development, the quiet city has not compromised on the beauty and serenity for which it is so famed. San Jose is dotted with enchanting parks and boulevards, but perhaps the most green and beautiful locality is Rose Garden, built around the San Jose Municipal Rose Garden.

The San Jose Municipal Rose Garden is situated in 5.5 acres of what was once a beautiful prune orchard, and is now dedicated to roses. Today, the garden boasts of over 4,000 species of rose shrubs and 189 varieties, including hybrids. Tourists and visitors frequent the world-renowned garden throughout the year, although May is the season in which the roses are at their best, in terms of both fragrance and beauty. What is more is that the San Jose authorities even permit weddings to be held in these delightful parks, so long as certain rules and regulations regarding the cleanliness of the area are adhered to.
San Jose is a great place to live in. Dogs are not allowed in such parks, but dog-lovers should have no reason to protest, as the city offers many specialized dog parks which have facilities specific to their doggy needs.

Small town of Willow Glen
