I have been working on several Short Sale listings over the past few months (a Short Sale is where Seller owes more than the market value of the property, with the bank accepting less than payment in full at close of escrow). Successful negotiation of a short sale requires complete documentation from the seller, including a documented hardship. If the short sale 'package' being submitted to the lender(s) is incomplete, the lenders may never respond to the short sale. It also requires ongoing communications with the banks.
