Home staging

Home Staging is a little-known profession except to those in the trade. Simply put, home staging is the art of preparing a home for sale to make it look as attractive as possible and at times, to drive the price up. Professional home stagers are experienced in show casing a home to its best advantage. They work by editing and re-arranging furniture, eliminating clutter and assisting in enhancing curb appeal. At times, they might hire rented furnishings to achieve the desired ambience. Professional home stagers charge a fee that might be calculated on an hourly basis or for the whole assignment.

Fun facts about real estate

The city of Irvine was adjudged the 4th best place to live in America by the popular magazine, CNN Money. The ranking was brought out based on a survey that judged cities across America on parameters such as financial opportunities, housing, education, recreational facilities, health, and climate. For clean air, Novato, CA, tops the list, with 100% pollution-free air, as per standards laid down by the U.S. Environmental Protection Agency. Another fun fact is that Santa Clara County, commonly referred to as the Silicon Valley, is placed 16th in the list of areas with the lowest average BMI.

The
history of Irvine is simple. The Wikipedia article on Irvine, California states that as of December 28, 1971, “Irvine is an incorporated city in Orange County, California, United States. It is a planned city, mainly developed by the Irvine Company since the 1960s.” This year, the Federal Bureau of Investigation released numbers that show that the city of Irvine has the lowest crime rate, among all cities over the United States. This must have worked heavily in its favour during the ranking.

Real estate in Alviso

Located north of San Jose at the mouth of the Guadalupe River and at the end of Coyote Creek, is the small historical neighbourhood of Alviso. Named after Ignacio Alviso, the son of one of the original members of the infamous Anza expedition, Alviso was first inhabited by early settlers in the 17th century. The city itself was incorporated on March 4, 1852, and finally merged with the City of San Jose on March 12, 1968, after a referendum decided in favour of merging. However, the place name ‘Alviso’ is still in use by the U.S. Postal Service, for delivering mail to the locality.

At first, the town of Alviso was a major transportation hub for California, as it was an important seaport. However, increased use of railway in the Santa Clara Valley, led to a decline in its importance. This trend was further accentuated when the growth of the Silicon Valley began to take centre-stage in
California’s developmental patterns. Frequent floods in the early 1980s, and later due to the El Nino current caused the destruction of a number of homes and businesses.

However, Alviso remains a great residential neighbourhood. If you are interested in purchasing real estate in Alviso,
contact Dale Warfel. Dale has been a realtor with Keller Williams Realty for many years, and has expertise in real estate in Almaden Valley, Blossom Valley, Morgan Hill, Monte Sereno, Los Gatos, Palo Alto, Saratoga, among others. So if you are looking for homes for sale in the communities surrounding the Silicon Valley call him at 408 624 6202 to make an appointment.

A new concept in real estate

One of the latest properties coming up in the Santa Clara Valley come under the Rivermark, a planned community of sorts in Santa Clara. Built on 152 acres of land, originally belonging to the Agnews Developmental Center and owned by the State of California, Rivermark will have all the facilities of a fully-fledged township. Current residents of the area included professionals and families, making it one of the most upscale neighbourhoods in Santa Clara.

Loosely speaking, the town will run from the Montague Expressway, Lafayette St. Hope Dr, to the Guadalupe River, however officially, the community will consisted of the
housing developments of The Arbors by Centex, The Park by Centex, The Promenade by Lennar, The Greens by Lennar, The Landings by Shea, and The Glen also by Shea. The difference between the two definitions of the location is that the developments of Mission Gardens, Miraval, and 550 Moreland are included in the looser definition, but officially not included.

The new township comprises retail space, parks, elementary school, apartments, condominiums, townhouses, and houses. All in all, Rivermark promises to be a very interesting real estate development. If interested in acquiring real estate properties in Rivermark, contact
Dale Warfel, experienced realtor of Keller Williams Realty. Dale also has expertise in the localities of Monte Sereno, Blossom Valley, Rose Garden, Gilroy, and Palo Alto, among others. Call Dale to get the best deals

Real estate dealings are processes that not only involve a lot of legal agreements but also include huge amounts of money. It is obvious that you would want to make maximum profit out of the house which you wish to sell. Here is a list of things that you should keep in mind before selling a house. It is important that buyers become aware that you are putting your property on sale. Hence effective advertising is important to spread the word. Try simple, but effective methods such as giving ads on television, newspapers and other paper attachments.

Billboards and notices also attract a lot of attention. Apart from these, advertising online is another great way to spread awareness. A good real estate agency would be able to guide you. Prepare your house, to make it look attractive to the buyers. Spend a few dollars to get a new coat of paint for your house. Scrub the floors clean and make the entire house look clean, neat and spacious. Also take care to fix minor problems such as squeaking staircases or loose door knobs. The more attractive your house is, the higher is its demand in the market. Consult a good real estate agent like
Dale Warfel of Keller Williams Realty to fix the correct rate for your property.

Fixing a price much higher than what its value is can leave your house unsold for ages and fixing a price much lesser than what it deserves to get would result in a loss for you. As a Silicon Valley native, having lived, worked, shown, listed, and sold homes in practically every corner of Santa Clara County,
Realtor Dale Warfel’s combination of area knowledge, technical background, and negotiation skills is an asset when looking for your dream home. Please feel free to browse through his site to explore the Santa Clara County communities of San Jose, Willow Glen, Almaden Valley, Blossom Valley, Morgan Hill, Gilroy, Los Gatos, Saratoga, Campbell, Cambrian, Cupertino, and Palo Alto.
