Golfing in San Jose

The Cinnibar Hills Golf Club has earned encomiums for being the best golf club in San Jose. According to the San Jose Magazine, it has been the best public golf course in the Silicon Valley for 7 consecutive years from 2002 through 2008. Christmas is a good time to buy a home

This Christmas might be the best time to buy a home for a number of reasons. It’s a time when not too many buyers are in the market, which means that the demand is low. Owners of properties, homes and condos who have listed their homes for sale are generally more motivated towards the end of the year. This makes them amenable to price negotiations and an early closure. Statistically, homes are at an all-time low during the Christmas season.
Perhaps the over-riding consideration is that the first-time homebuyer’s credit is in force till May 1, 2010. There is no guarantee it will be available next Christmas. However homebuyers must remember this credit applies only to homes used as a taxpayer's principal residence.

Market Update

Home sales increased, year-over-year, by 59.1% in January. This is the seventh month in a row that homes sales have been up, compared to the year before. The 59.1% was also the largest increase in the past seven months.

Sales continue to be concentrated in the lower-priced cities such as San Jose where year-over-year sales were up 108.2%, and Gilroy where sales were up 269.2%.

The median price for single-family, re-sale homes dropped 12.4% from December, and was off 39.6% year-over-year. The average price fell 13.7%, month-over-month, and was down 43.5% compared to January 2008.

There was some good news with inventory, which was down 19.4% year-over-year.

The sales price to list price ratio fell 0.07 of a point to 97.21%.

Condo sales were down 29.3% from December, but managed to eke out a 2.8% increase compared to last January.

The median price for condos was also down sharply last month, dropping 12.7% from December, and it was off 43.7% compared to last January. The average price fell 15.1%, month-over-month, and was down 40.7% compared to January 2008.

Condo inventory was down 14.5% year-over-year.

The

history of Irvine is simple. The Wikipedia article on Irvine, California states that as of December 28, 1971, “Irvine is an incorporated city in Orange County, California, United States. It is a planned city, mainly developed by the Irvine Company since the 1960s.” This year, the Federal Bureau of Investigation released numbers that show that the city of Irvine has the lowest crime rate, among all cities over the United States. This must have worked heavily in its favour during the ranking.

Real estate in Alviso

Located north of San Jose at the mouth of the Guadalupe River and at the end of Coyote Creek, is the small historical neighbourhood of Alviso. Named after Ignacio Alviso, the son of one of the original members of the infamous Anza expedition, Alviso was first inhabited by early settlers in the 17th century. The city itself was incorporated on March 4, 1852, and finally merged with the City of San Jose on March 12, 1968, after a referendum decided in favour of merging. However, the place name ‘Alviso’ is still in use by the U.S. Postal Service, for delivering mail to the locality.

At first, the town of Alviso was a major transportation hub for California, as it was an important seaport. However, increased use of railway in the Santa Clara Valley, led to a decline in its importance. This trend was further accentuated when the growth of the Silicon Valley began to take centre-stage in
California’s developmental patterns. Frequent floods in the early 1980s, and later due to the El Nino current caused the destruction of a number of homes and businesses.
