Foreclosure Properties

Many times one can get good real estate properties in San Jose and the surrounding areas in California at a very low rate through the means of foreclosure properties. Foreclosed homes are owned by Government agencies. Acquisition of such foreclosure properties are done by individuals and companies at cheap rates which in turn do auctions of these real estate properties. However searching for an appropriate foreclosure property is very critical and time consuming work. Following are few tips that will help you in finding good foreclosure properties.

Speed: The foreclosure lists you obtain must be fresh and up-to-date. Many times the best deals on foreclosures are snapped up within 48 hours of the listing getting public.

Attentiveness: Review all your available foreclosures data religiously. Create a schedule and review the listings at least once a day.

Make Offers Fast: Always act fast on your contracts and documents. If you won’t act fast someone else can snatch your deal.

Survey you’re Buying Area: Know the local traffic conditions, schools, shopping districts around your investment area and this will help you evaluate your property.

Keep your funds ready: You must have a funds availability letter ready and in hand to show as a proof that you have the money to close the deal in foreclosure offers.

A new concept in real estate

One of the latest properties coming up in the Santa Clara Valley come under the Rivermark, a planned community of sorts in Santa Clara. Built on 152 acres of land, originally belonging to the Agnews Developmental Center and owned by the State of California, Rivermark will have all the facilities of a fully-fledged township. Current residents of the area included professionals and families, making it one of the most upscale neighbourhoods in Santa Clara.

Loosely speaking, the town will run from the Montague Expressway, Lafayette St. Hope Dr, to the Guadalupe River, however officially, the community will consisted of the
housing developments of The Arbors by Centex, The Park by Centex, The Promenade by Lennar, The Greens by Lennar, The Landings by Shea, and The Glen also by Shea. The difference between the two definitions of the location is that the developments of Mission Gardens, Miraval, and 550 Moreland are included in the looser definition, but officially not included.

The new township comprises retail space, parks, elementary school, apartments, condominiums, townhouses, and houses. All in all, Rivermark promises to be a very interesting real estate development. If interested in acquiring real estate properties in Rivermark, contact
Dale Warfel, experienced realtor of Keller Williams Realty. Dale also has expertise in the localities of Monte Sereno, Blossom Valley, Rose Garden, Gilroy, and Palo Alto, among others. The ultimate investment

With the US heading into a recession, and the stock markets already reacting adversely to this, it is no wonder that most investors are turning to real estate to park their money for a while. The advantages of investing in real estate are many, so much so, that it is often regarded as the “ultimate investment”. One of the most useful tips that a potential investor in real estate will ever get is to never overpay. Careful negotiation and good communication skills are essential in striking a successful deal, because it is when buying and not when selling that the real profit is made. The lower the price at which you can get your hands on the property, the higher are your chances of making big money when it is time to sell.

Begin with the end in mind. Although the
value of the property may almost certainly appreciate over a span of, say 15 years, the value of the same property may drop drastically in a shorter time period of, say 5 years. In this case, it would be prudent to consider making additions or renovations to the house to increase its value, which is why knowing exactly how you are going to treat the investment, is so integral to its success.

For more such tips related to real estate,
contact Dale Warfel, a consultant with Keller Williams Realty. Dale is an expert in real estate in the Silicon Valley, with over a decade of experience in this field. He is well versed in the nuances of realty, and can offer valuable assistance in dealing with real estate properties and homes for sale in Almaden valley, Campbell, Los Gatos, Coyote, Midtown, and Willow Glen, all of which are localities situated in the Santa Clara County. So call him at 408 624 6202 to make an appointment.
