Real estate in Alviso

Located north of San Jose at the mouth of the Guadalupe River and at the end of Coyote Creek, is the small historical neighbourhood of Alviso. Named after Ignacio Alviso, the son of one of the original members of the infamous Anza expedition, Alviso was first inhabited by early settlers in the 17th century. The city itself was incorporated on March 4, 1852, and finally merged with the City of San Jose on March 12, 1968, after a referendum decided in favour of merging. However, the place name ‘Alviso’ is still in use by the U.S. Postal Service, for delivering mail to the locality.

At first, the town of Alviso was a major transportation hub for California, as it was an important seaport. However, increased use of railway in the Santa Clara Valley, led to a decline in its importance. This trend was further accentuated when the growth of the Silicon Valley began to take centre-stage in
California’s developmental patterns. Frequent floods in the early 1980s, and later due to the El Nino current caused the destruction of a number of homes and businesses.

A new concept in real estate

One of the latest properties coming up in the Santa Clara Valley come under the Rivermark, a planned community of sorts in Santa Clara. Built on 152 acres of land, originally belonging to the Agnews Developmental Center and owned by the State of California, Rivermark will have all the facilities of a fully-fledged township. Current residents of the area included professionals and families, making it one of the most upscale neighbourhoods in Santa Clara.

Loosely speaking, the town will run from the Montague Expressway, Lafayette St. Hope Dr, to the Guadalupe River, however officially, the community will consisted of the

The difference between the two definitions of the location is that the developments of Mission Gardens, Miraval, and 550 Moreland are included in the looser definition, but officially not included.

Re sales

Sales of single-family, re-sale homes in Santa Clara County rose 4.7% in June from the month before. Even better, the year-over-year difference, -5.4%, was the best since February 2007. Inventory dropped 3.6% from May, and is now up 14.4% year-over-year. Combine the rise in sales with the drop in inventory, and our Days of Inventory indicator shed 15 days to 166. That is its lowest level since July 2007. The median price was down 2.6% from May, and it was off 13.5% year-over-year. This is the fifth month in a row the median price has been lower than the year before. The average price didn't fare much better, dropping 13.6% from June 2007.The sales price to list price ratio fell 0.1 of a point to 98.4%. Days on market gained two days to 48. After rising four months in a row, condo sales fell 6.9% in June from May, and they were down 41.7% year-over-year. The median price for condos lost 9.2% from May, $456,250. This was off 15.4% compared to June 2007. The sales price to list price gained a full point to 98.7%. Days on market fell four to 46. The real estate market is very hard to generalize. It is a market made up of many micro markets.
