Do some research if you are planning to buy

Before buying a house, it is better to study the recent sales of homes and properties which are similar to the one that you are intending to buy, so that you can aptly determine the amount which you can pay for your house based on the current real estate market rate. This is known as comparable sales. After comparing recent sales and deciding upon a payable range, you have to consider other factors such as the condition of the house on sale, age of the property etc., so that you can arrive on the final price that you are willing to offer for that house.

You cannot compare sales between any two
houses of your choice. There are few conditions that must be satisfied before the comparable sales can be called valid. The properties under consideration must be located as close to each other as possible, or at least within the same locality. The type and total area of the houses must more or less be similar if they are to be compared. Any property which is considered for comparison should be a house which is sold completely where the deal has been completed thoroughly.
