Market UpdateSales of single family homes fell in December approximately 3.7% from November, and were down 41.2% from December, 2006. Compared to 2006, home sales were down 22.8%.The average price also fell, dropping 5.6% from November, up 10.6% year-over-year. These numbers are a bit deceptive, as the number of home sales above $1,000,000 has gone from 11.1% of total sales in 2003 to 35.1% in 2007.The average price of condos lost 8% to $533,120, an annual gain of 2%.Condo sales were down 13.4% from November, and were off 45.2% year-over-year. For the year, condo sales were down 25.4% from 2006.Inventory continued to fall, with single-family homes down 12.8% from November, and up 74.9% year-over-year. Condo inventory was down 14.8% month-over-month, but was up 46% compared to last November.As interest rates continue to fall, I would anticipate that sales will begin to increase for the lower price homes, which should also cause the average sale price to fall. The catch is that the requirements to qualify for these loans has become more stringent in the wake of the sub-prime loan shake-up.Bank-owned properties in Santa Clara County continue to offer prospective home buyers an exceptional opportunity to save on their home purchase.
