Prospective buyers

Putting up your home for sale? Be ready to face a lot of prospective buyers trying to out-do one another. You may instantly be tempted to sell it to the one who contacts you first telling you that he or she is ready to take it immediately, or the one who is willing to offer you maximum money for your house. But remember that selling a house is not so easy. Most prospective buyers may not be what they seem. People who look like ideal buyers have turned out to be the exact opposite.

There may be a lot of problems that you would have to face such as not receiving the promised amount, cheating you with the papers and postponing the payment among other things, if you are caught with the wrong buyer. The best way to avoid all these problems is to rely on a
real estate agent to help you sell your house. Real estate agents can choose the best possible buyer for your house by going through all the prospective buyers and taking care of all the papers. They also help you with the negotiation.
One such real estate agent on whom you can completely depend on is Dale Warfel, who takes care of
homes for sale in Almaden Valley, homes for sale in Coyote, homes for sale in Campbell, homes for sale in Monte Sereno, homes for sale in Los Gatos, homes for sale in Morgan Hill, homes for sale in Silicon Valley, homes for sale in Willow Glen as well as Midtown homes for sale.

Consult an experienced real estate agent

Decided to sell your house for good, but don’t know where to start? Selling a house is a big decision and no impulsive choices must be taken. All decisions must be well evaluated and calculated considering the pros and cons. Other important factors such as the current market rate, expected market rise and prospective buyers must also be taken into consideration. With so many important issues related to selling a house, it is better to let it go completely in the hands of a reliable real estate agent.

Real estate agents are not only much more experienced, but also have the knowledge regarding all related issues and updated information such as the current market value per square feet, acceptable negotiation limit etc. Apart from that, a good real estate agent can also tell whether the market rate would be rising or falling in the near future and if it is falling, when it is likely to do so. Accordingly, the agent would be able to guide you so that you can make the best possible profit.

Check the locality when buying a house

Before buying a house, everyone looks at how a house is, how it looks from the outside, how the interior of the house is done, the size of the house, its value for money and many other things. But a common thing that most people forget to look into, initially, is its location and distance from other important places. That is, people start realizing how tiresome a problem this can be, only after a few days after they move in. But by then, it becomes a little too late. The location of the house is extremely important as it is a very important factor for the normal functionality of your day-to-day life.

Before buying a house, see to it that it is quite close to places like the station, airport, your workplace, schools, colleges and educational institutions of your kids, shopping malls, hospitals and other such places. It is not an easy task to find such a house which satisfies all the important factors, all by yourself. The best way to find such a house is to
get in touch with a real estate agent.

Dale Warfel is a real estate agent who specializes in real estate properties in Willow Glen. Fully knowledgeable and equipped with facts about all the famous landmarks in Willow Glen, Dale makes your job of finding your perfect home much easier. He can help you find those

Think carefully before taking a loan

Technically, a loan is a debt. But when we say ‘loan’ we generally mean a monetary loan. It has become a boon to mankind, especially to those who want to buy stuff but don’t have the money to do so. It makes buying a house or a car possible, things which may be too expensive for us otherwise. It also encourages the habit of saving and increases the standard of living of the people.

One danger is that a person may take too many loans. For example, if a person’s income increases a little, he may go on to buy a car. But a little later, when he needs to
buy a home, he would not be able to afford it. He is still paying the car loan and his income would not allow paying both the car loan and the home loan. And even if he is confident of paying off both of them, the financial institutions may hesitate to forward him the home loan since he is already paying another loan. So one needs to think carefully and get advice before taking loans.

To avail the best home loans and know the correct interest rate, or if you want to buy a home and need some expert advice on various things, you could seek an experienced real estate agent in San Jose such as
Dale Warfel of Keller Williams Realty. Dale specializes in homes for sale in Santa Clara County in California. If you are looking for homes for sale in Almaden Valley or homes for sale in Morgan Hill or homes for sale in Campbell or properties for sale in Santa Clara, Dale is the right realtor in Santa Clara for you to contact. He would not only help you select the ideal home but also would guide you every step of the way even regarding the loan and mortgage.

A once in a lifetime investment

A home is a huge investment. It is probably a once in a lifetime investment. Any errors made in purchasing a home could prove expensive, as you don’t buy a home very often. Hence, buying the right home at the right time is important. You must make sure you are purchasing your ideal home. The time is also important, as sometimes if you wait, you may get a better deal.

Buying in a changing market can turn into an endless guessing game. Some people hesitate to buy, wondering if they will get a better deal if they wait. But many people regret not taking advantage of opportunities that have passed them by. To know the right time to buy, knowledge is important. Most people begin their search on-line. Approximately 80% of buyers search through numerous web sites to gain knowledge and familiarize themselves with properties that are for sale. A simpler alternative is to trust an experienced real estate agent for the right guidance. For example, in the Santa Clara county of California,
Dale Warfel of Keller Williams Realty would be of the best help.

Dale specializes in homes for sale in Silicon Valley. If you are looking for
homes for sale in Almaden Valley or homes for sale in Morgan Hill or homes for sale in Campbell or a property in Santa Clara, Dale is the right realtor for you. Market UpdateSales of single family homes fell in December approximately 3.7% from November, and were down 41.2% from December, 2006. Compared to 2006, home sales were down 22.8%.The average price also fell, dropping 5.6% from November, up 10.6% year-over-year. These numbers are a bit deceptive, as the number of home sales above $1,000,000 has gone from 11.1% of total sales in 2003 to 35.1% in 2007.The average price of condos lost 8% to $533,120, an annual gain of 2%.Condo sales were down 13.4% from November, and were off 45.2% year-over-year. For the year, condo sales were down 25.4% from 2006.Inventory continued to fall, with single-family homes down 12.8% from November, and up 74.9% year-over-year. Condo inventory was down 14.8% month-over-month, but was up 46% compared to last November. As interest rates continue to fall, I would anticipate that sales will begin to increase for the lower price homes, which should also cause the average sale price to fall. The catch is that the requirements to qualify for these loans has become more stringent in the wake of the sub-prime loan shake-up.Bank-owned properties in Santa Clara County continue to offer prospective home buyers an exceptional opportunity to save on their home purchase. If you are interested in learning more about bank owned properties, call or e-mail me at
Dale@DaleWarfel.com! Thinking of moving up?With the combination of low interest rates, higher inventory and settling market values (in most communities), this is a great time to consider making a move to a larger home. How long will this market last? No one knows for sure, but, historically, prices and interest rates typically move up faster than they fall, so we may not have this type of a market opportunity again for quite some time.
